Atascadero is known for its love of parks and open spaces — the oak-studded hills, creeks, and scenic vistas of the Santa Lucia Mountains. You will also find a sense of history and tradition in the town's early American and Victorian architecture, and a thriving city of culture and refinement.

Atascadero is located in the heart of the Central Coast. It is the perfect halfway stop not only between Los Angeles and San Francisco, but between the well-established wine-tasting communities of Paso Robles and the Edna Valley, with easy access to coastal beaches and plenty of back roads for bicycling or exploring.

ATASCADERO (ah-task-a-dare-oh) is a Spanish name which, loosely translated means "a place of much water." Atascadero was originally home to the Salinas Indians.

Founded in 1913 as a ideal, planned colony by E.G. Lewis, and then incorporated in 1979, Atascadero has since evolved into a family-orientated community with nearly 28,000 residents, making it the third-largest city in San Luis Obispo county. Many of the very principles that E.G. Lewis envisioned for his "utopian city" are ensured through the city's general plan, which includes preservation of open space, protection of trees and hillsides, the keeping of domestic animals, and a large minimum-sized lot requirement when dividing a property for development.

Atascadero has managed to maintain a small-town feel yet is buzzing with new business and a resurging downtown and economy. The Charles Paddock Zoo, Lake Park, Chalk Mountain Golf Course, and other parks and attractive shopping centers are great places to visit. It was Mr. Lewis who first envisioned Atascadero as a creative, rural community. Today you will find a thriving arts community, with artists and craftsmen continually drawn to the community's natural beauty and commitment to preservation. The City of Atascadero encourages this, and hopes to eventually become one of the nation's preeminent rural artistic communities.

Atascadero's comfortable climate and atmosphere are influenced by its proximity to the Pacific Ocean on the West, and also by the Salinas River and open countryside to the East. Because Atascadero is further inland than most other San Luis Obispo County cities, it usually experiences drier summers and cooler winters than its neighbors. For those who appreciate the warmth of sun without the humidity, Atascadero is a haven. And its cool summer evenings provide the perfect backdrop for sitting outside and watching the stars.

Parks are of major importance to Atascadero's city planning department. There are five parks located within the city: Atascadero Lake Park has a total of 25 acres; Paloma Creek Park 23 acres; Traffic Way Park 3 acres; Sunken Gardens, located in front of City Hall, totals 2 acres; and Heilmann Park, located next to Chalk Mountain Golf course, at 10,000 El Bordo has a total of 37 acres. Stadium Park is still in the process of being constructed and will total 26 acres when complete.

Real Estate:

"I love driving to Atascadero from Paso Robles. When you drive over the hills and look down, it looks like a forest – you can’t even see there’s a town there; I love that!"

The local real estate market in Atascadero and surrounding locales is incredibly diverse and includes homes with acreage, vineyards, cattle ranches, country estates, and horse friendly properties. While homes and land are still quite affordable, Atascadero residents benefit from a robust real estate market.

The nearby cities of Santa Maria, San Luis Obispo, and Bakersfield are growing rapidly. As a result, Atascadero offers rare opportunities on the California Central Coast to buy still-affordable quality land. Property taxes are very low.

According to the 2005 Census Bureau Survey, Atascadero is home to over 27,000 people.
